Penwine Barn


Proposed conversion of garage and store to holiday cottage at Penwine Barn,St Mabyn.
The existing structure currently serves as a store and garage. Originally, the garage served as a farm implement shed. The proposal will generate a holiday cottage with the addition of parking and amenity area. The proposal is contained within the existing foot print with the addition of an outer skin of concrete block and stone work.
The amenity space to have a privacy fence with the parking area contained within the general area. The existing layout contains the main farmhouse with an annex . The current application store and garage, plus the store and workshop to the south. The site is accessed by a lane from the public road, arriving to the communal areas. The application building has been repaired to a good standard. The building is 4,500 metres from floor level to the ridge: 15.3 metres long by 5.3 metres wide. The site is situated in a rural area, with one neighbour close by. Tree planting is proposed against the neighbours boundary, which would provide the total seclusion to the curtilage.
The external treatments to the proposal are designed to match the existing farmhouse and annex. The roof is natural grey slate. A clock tower is to be provided , as shown on plans, with the gable receiving natural grey slate cladding.
The walls to receive a new outer skin of stonework to4311 levels, above that, rendered with scalloped finish. Stone quoins to each corner at full height. Doors and windows are to be wood. Natural slate hanging to be fixed under windows.
